The Opportunity: Reinforced by robust market data, remarkable absorption rates, and in conjunction with direct feedback from the industrial market tenant base, the Columbus MSA suffers from a deep under-supply of well-located newer constructed, flex industrial facilities.


The Results: Based on a long-standing, respected relationship, the owners of a 16-acre shovel-ready site located in southern Delaware County planned industrial park contributed their land to a Joint Venture industrial development led and constructed by Tenby Partners. Groundbreaking on the two (2) identical, 100k square foot multi-tenanted, speculative Class-A flex warehouses began in the summer of 2020.  

Building #2 (870 Corduroy Road) achieved 100% occupancy with two (2) publicly traded tenants and a privately-held international corporation. Much like its adjacent sister building, Building #2’s flexible design accommodates a wide variety of tenant uses – from ESG durable equipment value-add distribution, to direct-to-consumer production and e-commerce distribution.
