The Opportunity: Located at 6215-6275 Winchester Blvd just off the US33/Gender Road exit in Canal Winchester, Winchester 150 is a 150,000 SF, multi-tenant Class-A flex industrial development. With over 800,000 SF of speculative bulk warehouse space recently constructed and fully occupied across the street, Winchester 150 targets a much different type of tenancy.  The building has been designed to focus on tenants seeking to combine their office, showroom, R&D, lab, light assembly and distribution needs under one roof - with 32’ clear height.  The site’s terrific highway access makes the facility an excellent option for mid-sized regional businesses that are growing, and/or out-of-town companies seeking to establish a presence in the Columbus market.         

The Result: Tenby Partners broke ground two (2) days after it acquired the land. During the middle of the building’s construction, Walgreens agreed to a long-term lease for approximately half of the building for a new white-label pharmaceutical processing and distribution business unit. When fully functional, Walgreen’s space will be home to +200 pharmacists and pharma techs that will be employed over three (3) shifts, with an annual payroll in excess of $15 million. Notably, Walgreens is expected to be one of the first in the Columbus market to utilize its footprint in the building as a launching point for regional drone deliveries.
